Vote to concur with Senate amendments and pass a bill which prohibits local governments from regulating or prohibiting short-term rentals.

Highlights:

• Prohibits local governments from regulating or banning short-term rental properties (Sec. 5).

• Authorizes local governments to limit or prohibit short term rentals only if they are located within a conservancy district (Sec. 6).

• Requires short-term rentals to maintain primary liability insurance for third party claims for death, bodily injury, and property damage (Sec. 2).

• Authorizes the following entities to regulate or prohibit short term rentals (Sec. 4):

• Units whose primary purpose is fire and building safety, sanitation, transportation, traffic control or pollution control; or

• Homeowners associations or similar entities.

• Specifies that this bill does not apply to property that is used for any nonresidential purposes (Sec. 1).
